Good luck dude. Prima setapak 2 if not mistaken just recently can start to move in. The rental range between 1.3k to 1.5k but the property price is quite expensive. Cant remember. About 250 to 300K. Thus if you are buy at that price (250k - 300k) then its not worth for rental based investment. If compare to projects nearby setapak, i think this property is relatively overpriced.
I haven't been to Prima Setapak 2 before but i heard the entrace from jalan gombak is not nice. The main road - Jalan Gombak is in bad condition, lots of holes here and there. No proper line divider and not many road side lamp post. I dunno when the windening of this road will complete, seems like very slow.
I used to travel to work every morning from Jalan Gombak to Jalan Pahang. I estimate that, during peak hour, average time to drive from Prima setapak 2 to KLCC ( places near to my working place ) will take average about 35 to 45 mins. Prima setapak 2 is quite isolated comparing to the cluster of condos in jalan genting kelang. In nut shell, i don't favor prima setapak 2. So sorry for ppl whom holding it. Perhaps its good for own stay coz it shall be relatively quiet.
I'm not familiar with property projects in PJ, however i haven't come accross any new projects at PJ that is near LRT (last year i heard of the near completion project ie Paramount View - sorry dude i also don't like this property. Wrong side of the LRT and overpriced). Can't comment much on PJ properties. Prima Setapak II is not bad, but pricing for me is a bit high (RM280-500k), about 1400-1600sqf. But the design is quite nice. Anyway, I just bought a condo near Setapak. Haha, just complete the transaction.

Setapak actually not that bad, the property price still quite reasonable, but sometimes a bit jam. Anyway, it's near Tmn Melati LRT station and there is a new Parkson coming up. PS II is developed by UOA right? Won't go bankrupt, as they have build many projects in that area. For own stay, it should be ok. Hi, I heard that there will be 4 new apartment beside the Cheras LRT station. Just wonder will it affected the Value of Bintang Mas condo. Definately the apartment will have less rental right. Added on November 13, 2008, 3:11 amHi, Currently i stay in bintang mas condo in Cheras.
It is just walking distance to the LRT station. Thinking of get one unit,but i do have some doubt that need your help.the condo is 1300sqf with 4 room/2toilet. 3 lift for total 256 unit (16x16). Have a swimming pool and outdoor badminton court. Maintainance fee is around RM 200. One parking per unit.
Average rental is 1150. A 4 year old lease hold condo.
Selling price at RM210. +ve 1.) Near with LRT station, only 300 meter.
2.) It is safe when you going back from the LRT to the condo (few 24x7 shop along the road). Safe for Female who working late. 3.) Decent view ( no other condo or high building around ). 4.) Good Security (seldom hear that is a criminal case) 5.) a lot of student rent here (SEGI college) 6.) Cleaner collect the rubbish everyday.
7.) quick response when there is a lift issue. Normally they will repair the lift in one day.ve 1.) When raining, the stair case will be wet. Will this affect the structure of the condo?

Vista Angkasa is one of the oldest condominiums in the Bangsar South area, located immediately behind the University LRT Station. Its convenience to public transport is its only selling point, as other than that the condominium has no redeeming factors. The exterior is worn and unsightly, the streets outside the condominium are generally lined with loiterers of which most are migrants, break-ins to units are common due to the terrible security and parking is a disgrace especially when each unit normally houses up to three or four working professionals who have their own private transport to get around in. As such, the rental market is excellent, but bringing up a family here ought to be the last option.
